The project
Hayfield is a 109 ha residential development within the Ripley Valley Priority Development Area (PDA).
The task
PEAKURBAN are the consulting engineers for the project from conception through to construction. We were able to add value to the project in various ways:
- The development site originally consisted of 725 residential allotments. PEAKURBAN were pleased to have been able to identify opportunities to increase yield to 850 allotment.
- Negotiated the scope and extent of trunk creditable infrastructure.
- Development of a lowest cost infrastructure sequencing plan to support roll out of the development.
- Identified more cost effective solution for the initial stages and road network which resulted in a nett benefit to our client of circa $4M (in credits and lower costs).
- Negotiated deferral of a central drainage corridor until Stage 6 as well as the staged transfer of a linear park along the edge of development. This minimised the cashflow by deferring substantial revegetation/stabilisation costs for 4-5 years.
- Development of a cost model.
- In conjunction with neighbouring developments along Ripley Road, PEAKURBAN also undertook the reference design for Ripley Road which involved design of interim scenario of 2 lanes and ultimate scenario of 4 lanes and included 5 intersections, existing service coordination and relocation, culvert crossings and flood immunity and land dedication.
